Terms & Conditions
These Terms & Conditions govern the booking and use of the private property "Remote Base Sicily" located in Ragusa, Italy. By confirming a booking via this website, you accept the following conditions:
1. Booking & Payment
The booking is valid upon full payment through this website. The listed price covers one full calendar month, including utilities (electricity, water, internet). No deposit is required unless otherwise specified. All bookings are subject to availability and may be declined by the owner.
2. Check-in & Check-out
Check-in is typically from 15:00 on the 1st of the month.
Check-out is by 11:00 on the last day of the booking month.
Specific times may be arranged individually.
3. Cancellation Policy
- Full refund if cancelled more than 30 days before arrival (minus any transaction fees).
- 50 % refund if cancelled 14–30 days before arrival.
- No refund for cancellations within 14 days of the start date.
Rescheduling to a different month may be possible upon request and availability.
4. Use of the Property
The property may only be used for private residential and remote work purposes.
Maximum occupancy is six persons, but the recommended capacity for privacy and comfort is 1–3 persons.
All areas, including the private gym, may be used at the guest's own risk.
Stairs and floors may be slippery when wet – guests are advised to take caution, especially after showering.
5. Safety & Responsibility
Guests are responsible for securing the property at all times. This includes:
- Locking the front door when leaving
- Locking the downstairs entry door (commercial unit entrance)
If a theft occurs and there are no signs of forced entry, guests may be held liable for any loss or damage.
The owner accepts no liability for loss or damage to guests’ personal belongings.
6. House Rules
- No parties or events
- No smoking inside the property
- No unauthorized guests
- Respectful and responsible use of the house and furniture
7. Damages
Guests are responsible for any damage caused to the property or its contents during the stay.
In case of damage or loss due to negligence, repair or replacement costs will be charged.
8. Local Contact & Support
Our local partners Marco and Salvo are available for key handover and support.
They are reachable via WhatsApp and can be at the property within 5–20 minutes for emergencies.
9. Liability
Use of the property is at the guest’s own risk.
The owner is not liable for injuries, accidents, loss, delays, or interruptions due to weather, power outages, water supply issues, or external events beyond control.
10. Applicable Law
These terms are governed by German law. Any disputes arising from this agreement shall be handled in a German court.
11. Technical Issues & Utilities
We aim to ensure that all facilities in the property are functional and properly maintained. However, as with any home, technical issues may occasionally occur (e.g. malfunctioning appliances, internet outages, plumbing).
If such issues arise during your stay, our local support team will address them as quickly as possible. In most cases, we aim to resolve the issue within a reasonable timeframe.
In the event that a major technical issue (e.g. broken appliance, non-functioning shower, power outage) persists for more than 5 full working days after it has been reported, a goodwill compensation of €20 per day will apply starting from the 6th working day, unless the issue is caused by external factors beyond our control.
Regarding water supply:
As is common in historic town centers in Southern Italy, the house uses a 1000-liter tank system, which is normally refilled daily by the local municipality. Occasional supply interruptions may occur, especially in summer. These are not under our control and do not entitle guests to compensation.
The water pump feeding the tank is under our responsibility. If the pump fails, we will send a technician immediately. Compensation as stated above applies if a functional solution cannot be provided within 5 full working days.
Regarding internet, electricity, or gym equipment:
Outages may occur due to network issues, supplier maintenance, or equipment failure. We will always aim to restore functionality quickly, but cannot guarantee compensation for such interruptions. Repairs of gym equipment may depend on the availability of specialist technicians or parts.
Guests are encouraged to report any issue immediately so we can respond as quickly as possible.
12. Water Safety Notice
The tap water in the house is supplied via rooftop tanks (1000-liter capacity) and is normally used for daily needs such as washing, cooking, or brushing teeth.
While the water is generally safe and regularly maintained, we do not recommend using it as direct drinking water.
We advise guests to drink bottled water during their stay – as is common practice in many Southern Italian homes.
The tanks are cleaned and flushed seasonally. However, due to natural storage and local infrastructure, full drinking water quality cannot be guaranteed.
